Application Rules

 

Application Requirements:

Credit, Income, Background Check and Rental History (No Exceptions)

All properties are in as is cosmetic condition unless otherwise specifically stated.

 

  1. YOU MUST APPLY AND BE APPROVED BEFORE VIEWING THE HOME IN PERSON! Will take 2 days minimum to process.
  2. Application Non-Refundable Fee is $75 which can be for up to 2 people at a time. Each person will need their own email address.
  3. Everyone over the age of 19 MUST apply if they will be living in the house. 
  4. We will not accept felonies, theft, sex offenders or drug charges.
  5. Make 3 times the rent in monthly income (can be a household income). Proof must be given. Employment verification will also be done.
  6. No bankruptcy in past year.
  7. Have at least a 600 credit score through EQUIFAX. If your have between a 580-599 score we will work with you if you can do a double security deposit. 
  8. NO evictions in the past 5 years.
  9. One Year Rental History or Mortgage History requested. If you do not have 1 year rental history a double security deposit will be required.
    1. No more than 3 late payments with current property manager, no balance due to landlord and no major damages to the property.
  • PETS: ask property manager if pets are allowed for the property of interest. The property could be a one time $200 deposit per pet or $25/mo per pet. 
  • No need to pass the credit check if you are able to pay the full years rent upfront however you must still pass the background check and age requirement.
  • Section 8 accepted on advertised properties only and credit score and income requirements will then be waived with a voucher. 
  • We will not take a home off the market without a hold fee/security deposit. Whomever gets the deposit to us first, gets the property.
  • We will wait 7 BUSINESS days for your security deposit and rent to clear the bank before you can move in.

 

You'll need: 

  • 1 Month's Worth of Proof of income (ie..paystubs, social security statement, child support) or Section8 Voucher
  • Drivers license(s)

 

Once You're Approved: 

1. A Hold Fee will be charged equal to one month's rent. This will hold the property for you no more than 30 days from the available date. However it is NON-REFUNDABLE IF YOU DO NOT MOVE INTO THE PROPERTY. Once you occupy the home, the hold fee becomes the security deposit. 

2. Your application is good with our company for 90 days of approval and can be applied to any of our other properties in your price range. After the 90 days, you will have to reapply. 

3. We will do a move in inspection and email you all the pictures. 

4. You must turn on Utilities in YOUR name for the date of move in (unless otherwise advertised). Otherwise any bills received by Pinnacle Realty during your occupancy will be added to your ledger.

5. Arrange key exchange for the start of your lease.

6. FULL month's rent to be paid the first month. Prorated Rent will be assessed the SECOND month. 

7. $200 administration fee is due at move in.

8. Rent is due the 1st-5th of every month with a 10% late fee on the 6th (if not paid by the 5th). We accept cash, cashiers check, money order, check or bank transfers. Credit/debit cards will NOT be accepted.
